Landlord Gas Safety Certificates (CP12) Explained

If you let out a property with gas appliances, an annual gas safety check isn’t optional — it’s a legal duty, and the certificate is your proof you’ve met it. Here’s what’s involved.

What a CP12 is

A CP12, or Landlord Gas Safety Record, is the document confirming the gas appliances and flues in a let property have been checked and are safe. It records what was checked and any issues found.

By law you must arrange a gas safety check every 12 months, use a Gas Safe registered engineer, give tenants a copy of the record (within 28 days, or to new tenants at move-in), and keep records for at least two years.

What gets checked

The engineer checks each gas appliance for safe operation, correct combustion and adequate ventilation, and inspects flues. Note this safety check isn’t the same as a full boiler service — though we’re happy to do both in one visit.
